Policies, Rental Rates, and Repeat Customer Discount for this beautiful and private Sedona vacation rental home.

General Policies:

2 night minimum stay.
Check in 4 pm; check out 11 am.
Maximum occupancy is 8 in the home or on the property.
Children are welcome; they must be supervised by a responsible adult at all times. Children under the age of 12 are not allowed in the Jacuzzi.
NO pets (the area is unsafe for pets).
NO smoking inside the home. Smoking is permitted on patio and grounds; no smoking within 25 feet of open windows and doors.
Until reservation is confirmed, rates are subject to change without notice.

The weekly rate includes only one weekend; otherwise, the rate will be higher.
For weekly stays that include a holiday, the rate will be higher for all or part of the stay.
Holidays require a 3 night minimum stay. Holidays include Presidents Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas, and New Years.

Reservation Procedure

Repeat Customer Discount:

After your first stay, receive a 5% discount on the current rate for all your future stays.

Reservation Deposit:

100% for up to 3 night stays.
50% for longer than 3 night stays if the reservation is made more than 60 days in advance.
100% for longer than 3 night stays if the reservation is made less than 60 days in advance.

Security Deposit:

$350; must be paid by the Paid in Full Deadline; will be refunded within 14 calendar days after checkout if no damages or losses are incurred.

Cleaning Fee:

$150; must be paid by the Paid in Full Deadline.

Cancellation or Change Fee:

$100 fee for cancellation or for changing the entire block of arrival/departure dates no matter when notification is given. (Extensions -- arriving earlier or staying later -- will not incur this fee.)

Reservation Deposit Deadline:

Within 7 calendar days of the date the Rental Agreement is signed.

Reservation Confirmation:

Reservation will be confirmed when Rental Agreement has been signed and Reservation Deposit has been received.

Paid in Full Deadline:

For up to 3 night stays, at the time of reservation.
For longer than 3 night stays, 60 days in advance (or at the time of reservation, whichever is less).

Payment Method:

Payable in US Dollars by personal check, cashier's check, money order, Visa, or MasterCard.

CANCELLATIONS, CHANGES, REFUNDS, and EARLY CHECKOUT

Security deposit will NOT be refunded if evidence of smoking and/or pets are detected in the home.
$100 fee for cancellation or changing the entire block of arrival/departure dates will be assessed no matter when notification is given.
(Extensions--arriving earlier or staying later--will not incur this fee.)
Security deposit will be refunded 100% for cancellation.
Cleaning fee will be refunded 100% for cancellation but not for early checkout.
For a rental period of less than one month, the reservation deposit will be refunded (less a $100 cancellation charge) for a cancellation notice of at least 60 days. For a rental period of one month or more, the reservation deposit will be refunded (less a $100 cancellation charge) for a cancellation notice of at least 90 days.
The reservation deposit will be refunded (less a 25% re-booking fee and a $100 cancellation charge) for a cancellation notice of less than 60 days (or less than 90 days for a rental period of one month or more) if the property is re-booked for the full rental period. The owner/agent will make every reasonable effort to find another booking. If the property is not re-booked for the full rental period, the owner/agent will be unable to issue refunds. The owner/agent may choose, at their discretion, to issue a partial credit towards a future stay.
Requests for refunds due to early checkout will be handled according to the policies for cancellation.
Refunds (if due) will be issued within 14 days of cancellation notice or checkout.
